Prince George River Side vs Ocean Side: What Your Money Actually Buys

Cross Highway 17 inside the gates of Prince George and the address barely changes. The HOA is the same. The architectural review is the same. The gate guard waves the same. What changes is the asset class you are buying.

That is the part portals cannot show you. A search filter treats a 1.4-acre ocean-adjacent lot and an 8-acre river bluff parcel as two dots on the same map, priced against the same Pawleys Island median. Inside the community, they behave like two different markets that happen to share a mailing address.

The headline number is doing you a disservice

Pawleys Island's public-facing market data is unusually noisy right now. Movoto pegged the July 2026 list-price median at roughly $545,000 with a median of 84 days on market. Redfin, measuring closed sales over the three months ending May 2026, reported a median sale price of $2.0M and a median of $975 per square foot, up sharply year over year. In June 2026, Pawleys Island Realty tallied 59 closings and 71 homes going under contract at an average sale price near $528,000, with inventory continuing to rise into a more balanced market.

Both sets of numbers are real. They describe different markets stacked on top of each other. Prince George sits in the top tail, where closings are thin, custom, and lumpy enough that a single oceanfront sale reshapes the quarterly median. If you are comparing Prince George to "the Pawleys market," you are comparing it to a barbell, and the interesting question is which end of the barbell your lot sits on.

Two neighborhoods sharing one gate

Prince George is a 1,900-acre gated community capped at 150 single-family homesites, with roughly 1,300 acres held permanently as preservation land under PG Preservation, LLC. The Community Association governs both sides. Homes must be Traditional or Historic Low Country in character, with wide overhanging eaves, generous porches, operable shutters, and painted or weathered siding. That covenant applies whether you build on the dune line or under a live oak canopy on the Waccamaw River bluff.

Both sides share governance and both sides share access. What they do not share is the underlying scarcity. The ocean side is priced against a hard coastline. The river side is priced against acreage and marina capacity.

The transaction friction most buyers miss

The Prince George purchase agreement is not just a house contract. It is a contract for a house plus a bundle of rights, and the bundle differs by side. Before you write an offer, three specifics are worth confirming with your agent and reading in the current governing documents, not on any listing site.

  • The slip conveys with the lot on the river side, but not automatically. PGCA materials describe each riverside homesite as being awarded its own slip, with all owners entitled to use the docks. In practice, slip assignment, transferability, and any waitlist mechanics live in the community documents and marina rules. Confirm the specific slip number, whether it conveys with the deed, and what happens if you sell the house separately from the slip.
  • Ocean-side beach access is a common amenity, not deeded frontage. Even for an oceanfront lot, the private beach is HOA-controlled. The value of "private beach access" depends on how the association manages easements, walkovers, and future coastal engineering decisions. This is a documents question, not a listing-agent question.
  • The 10-acre park, pool, and courts sit on the ocean side. Riverside owners drive or bike across Highway 17 to use them. That is fine for most buyers. It is not fine for a buyer who assumed the marina had its own pool.

Custom-build buyers add a fourth line item: the architectural review. Prince George's Traditional and Historic Low Country covenants are enforced. Modernist sketches get returned. Budget for a design that reads at home next to Beau Clowney-designed neighbors, not one that fights the pattern book.

What a similar budget actually buys

Consider two hypothetical buyers writing checks in the same range. Recent MLS activity, drawn from the Coastal Carolinas Association of REALTORS, gives the shape of the choice.

The ocean-side buyer at seven figures is buying finite coastline. Lots along Vanderbilt Boulevard in the 1.4 to 3 acre range have carried asking prices from the high six figures into the multi-millions, with oceanview and oceanfront positions commanding the sharpest premium. Built homes tend to range from about 3,000 to 6,500 square feet, and the per-square-foot math tracks Redfin's Pawleys-wide top-tail figure closely on closed deals. Scarcity here is coastal. There are only so many lots between the dune line and the marsh, and none of them are being manufactured.

The river-side buyer at the same number is buying acreage plus a slip. A recent 6-plus-acre parcel backing to a conservation easement asked in the high $900s. Estate lots of 3 to 5 acres, some with pond or marsh frontage, have traded and been offered across a wide range depending on tree cover, elevation, and buildable envelope. The slip is the quiet asset. A deeded, transferable Intracoastal slip in a 28-slip marina inside a gated community is not something you can go acquire separately on the Waccamaw at any price, and that non-substitutability does not show up in a $/acre calculation.

The interesting Prince George decision is not "how much house per dollar." It is "which scarcity do I want to own." Oceanfront cannot be manufactured. A deeded slip on a private marina cannot be assembled after the fact. Everything else, including the architectural language and the amenity roster, is shared.

Where the shared story matters

Both sides sit three miles south of Pawleys Island proper and about nine miles north of Georgetown. Both sides look out on the same preservation buffer. Owners on either side tee off at Caledonia Golf & Fish Club and True Blue, and eat at Frank's, Frank's Outback, Perrone's, and Bistro 217. The commute to Charleston is 70 miles south, Myrtle Beach is 25 miles north, and the airport is roughly 40 minutes.

That shared context is why the Highway 17 split is a pricing question and not a lifestyle question. Nothing about daily life materially changes across the road. Only the physical asset does, and only the scarcity that supports the price does.
