Every DeBordieu homeowner has access to the community's private beach and a boat ramp on Debidue Creek. Beyond that, the DeBordieu Club is the heart of daily life here: an 18-hole championship golf course designed by Pete and P.B. Dye, an oceanfront Beach Club with pool and gazebo bar, tennis and pickleball courts, a fitness center, and three on-site dining options including the Tiki Bar and The Beanery. Miles of walking and biking trails wind through 2,700 acres of oak-canopied marsh and untouched beach, and the community boat ramp offers direct access to North Inlet.

DeBordieu Club Membership & Costs

It helps to understand the difference between owning in DeBordieu and belonging to the Club. Every homeowner in the Colony has access to the private beach and creek boat ramp simply through ownership. Golf, tennis, the beach club, dining, and fitness require a separate DeBordieu Club membership, offered in four tiers. Here is official 2026 pricing directly from the Club:

The Joining Payment covers the application fee plus membership contribution, due at signup. Annual dues and fees cover category dues, capital contribution, house charge, and wind insurance, billed quarterly. A Golf membership includes unlimited use of the golf, tennis, beach club, fitness, and social facilities. Sports and Tennis memberships include most amenities with limits or added fees on golf; Beach Social includes the beach club and fitness with limited golf and tennis access (six visits per year). Beach Preservation Fund

Separate from Club dues, an annual Beach Preservation Fund assessment applies to every property in DeBordieu Colony to fund ongoing beach renourishment and erosion control. Under the Colony's adopted schedule, which runs 2017 through 2033, the payment depends on a property's zone and proximity to the ocean:

Because the assessment varies significantly by location, we always confirm the exact figure for a specific property before you make an offer. This Beach Preservation Fund assessment is separate from the Colony's general POA dues, which cover community-wide services like security, roads, and common areas - we're gathering current POA figures and will update this page once we have them confirmed.
